Mill Houses and New Subdivisions Are Two Different Jobs
Gastonia’s housing stock splits hard. The mill village neighborhoods around Loray and the older streets near downtown are largely pre-war construction: block or brick pier foundations, open crawl spaces, original framing, and in a lot of cases wood in contact with soil that has been there for eighty years. Those houses get subterranean termites, wood decay fungus, rodents through foundation gaps, and moisture problems that feed all three. The right approach there starts under the house, not in it.
The newer subdivisions on the south and east sides are a different animal. Slab or crawl on graded lots, fresh sod, and turned soil. Fresh sod brings fire ants in with it. Turned soil and new landscaping bring odorous house ants and pavement ants against the foundation within the first two seasons. Newer homes also seal tighter, which means when something does get in, it stays in.
