Indoor Air Quality and Mold Testing
Testing comes first. You cannot price a remediation, win an insurance claim, close a real estate deal or answer a doctor’s question with a guess. We identify what is growing, where it is growing, how far it has spread, and what is feeding it, and we put all of it in writing.
How We Test
- Air-O-Cell spore trap sampling. Calibrated air cassettes pull a measured volume of air and capture what is airborne. Indoor samples are compared against an outdoor control so the results mean something instead of just listing spores.
- Tape lift and swab sampling. Direct surface samples taken from suspect growth to identify the genus and confirm whether a stain is mold or something else.
- Glass slide sampling. Settled spore and particulate collection for surfaces and areas where air sampling alone does not tell the whole story.
- Moisture meters. Pin and pinless readings through drywall, wood, subfloor and framing to find wet material and trace it back to the source.
- Thermal imaging. Infrared scanning locates cold, wet areas inside walls, ceilings and floors without cutting anything open, so we find hidden moisture before it becomes hidden mold.
Samples go to an accredited laboratory for analysis. You get the lab results, not our opinion of them.
Complete Documented Reports
Every inspection produces a full written report: sampling locations, lab results with spore counts and species, moisture readings, thermal images, photographs, our findings on the moisture source, and a recommended scope of work. Reports are built to stand up when someone else is reading them.

Signs You Should Have Your Air Tested

Full Mold Remediation
When testing confirms a problem, we handle the removal. Remediation is not cleaning. It is a controlled process with four parts:
1. Containment. The work area is sealed off and put under engineering controls so spores are not spread into clean parts of the building while the work is done.
2. Extermination. The mold present on affected surfaces is killed and treated.
3. Removal. Contaminated material comes out. Porous materials like drywall, insulation, carpet and ceiling tile generally cannot be saved and are bagged out rather than carried through your living space.
4. Prevention. Remaining surfaces are treated and protected, and the moisture source is corrected so the mold does not simply grow back.

How much does mold testing cost?
It depends on the size of the building and how many samples the situation calls for. A single room with one air sample and an outdoor control is a very different job from a whole house with multiple zones. We quote the inspection before we come out.
What is the difference between mold testing and mold inspection?
The inspection is the walkthrough: moisture meters, thermal imaging, finding where water is or has been. Testing is the sampling that identifies what is actually growing. We do both, because either one alone leaves you guessing.
Do I need a mold report for a real estate closing?
Not always required, but if mold or a past water issue has been disclosed or found, a documented report with lab results is what keeps a deal from stalling. We produce reports for buyers, sellers and attorneys on both sides of the state line.
Can I test for mold myself with a store kit?
A settle plate from a hardware store will grow something in almost any house, which tells you nothing. It has no outdoor control, no volume measurement and no lab comparison, and it will not hold up for a claim, a closing or a doctor.
Can I just clean mold myself with bleach?
Bleach handles surface staining on hard, non porous surfaces. It does not remove mold that has grown into drywall, wood or insulation, and it adds water to an area that already has a moisture problem. Anything larger than roughly ten square feet, or anything inside a wall or crawl space, should be contained and removed.
How long does remediation take?
Most residential jobs run one to three days. Larger commercial areas and crawl spaces take longer, and drying time depends on the moisture source. You get a timeline with the estimate.
Will the mold come back?
Only if the moisture does. Correct the leak, the drainage or the crawl space humidity that fed it and the remediated area stays clean. Leave that uncorrected and no treatment will hold.
